If you are comparing siding contractors for a Woodland project, here is the short version of who to hire and why. You want an installer the manufacturer has vetted, a written scope that covers flashing and weather protection rather than panels alone, and a contractor who already knows the city’s rules. Woodland expressly requires a building permit for vinyl siding installation and for the replacement or repair of weather-damaged siding, so that conversation happens before you get a proposal, not after the truck shows up.

We serve Woodland from our Rocklin office. We are not going to pretend to be a Woodland-based shop. Woodland sits roughly 20 miles northwest of Sacramento at the intersection of I-5 and State Route 113, and our crews run that corridor regularly for siding and window work. We are a siding and window construction company first, not a general contractor who picks up siding jobs between other trades.

Start with a free, no-obligation estimate. A contractor comes out, inspects your home and assesses exactly what it needs. Request yours through our online form or call (916) 474-4483, Monday through Friday, 9 AM to 7 PM.

Our Siding Services in Woodland: Installation, Replacement and Repair

Here is exactly what we do for Woodland home exteriors, so you can find your project in one glance: new siding installation, full siding replacement with tear-off, targeted repairs to a single wall or elevation, material changes from one siding type to another, and window replacement integrated into the same job. On occasion we also handle adjacent exterior work such as a patio cover when it ties directly into the elevation we are already rebuilding.

Every scope we write includes the parts you cannot see once the work is finished. Woodland requires permits when work changes a building’s weather or moisture protection by disturbing its exterior finish, which is precisely what removing siding does. So flashing, the weather-resistive barrier, trim and penetration details are written into the scope alongside the siding itself. You can read more about our full siding services and then ask us how they apply to your address.

James Hardie Fiber Cement Siding Installation

James Hardie certification is an accountability credential, not a logo on a truck. James Hardie vets the companies it certifies and expects installation to follow the manufacturer’s published standards for clearances, fastening, flashing and finish. When a manufacturer puts its name behind an installer, it has something to lose if that installer cuts corners. That is the point of the certification, and it is why we lead with it. Expert siding installation is mostly discipline, and the certification is how that discipline gets verified by someone other than us.

James Hardie siding, often called Hardie board siding, suits Woodland conditions well. The city sees hot, dry summers with a July average maximum temperature around 96.2 degrees, then a concentrated cool rainy season inside roughly 18.5 inches of average annual rainfall. Fiber cement holds a finish through long sun exposure and does not swell or soften the way some materials do when winter rain arrives, provided ground and roof clearances, kick-out flashing and joint details are executed the way the manufacturer specifies. That combination is what gives you both lasting protection and the curb appeal you actually wanted when you started looking.

Full Siding Replacement for Woodland Homes

Full siding replacement is the right call when damage is widespread, when the existing siding has reached the end of its service life, or when you want a different look for the whole house rather than a patch that never quite matches. A fiber cement siding replacement is also the moment to correct details that were wrong from the day the house was built.

A complete replacement from our crews includes:

  • Tear-off of the existing siding and haul-away of the debris
  • Inspection of the exposed sheathing and framing before anything is covered
  • A new or repaired weather-resistive barrier
  • Flashing at windows, doors, roof-to-wall transitions and every wall penetration
  • Trim, corners and soffit details finished to match the design
  • Final finish, cleanup and a walkthrough with you

If a brick veneer wainscot wraps the lower portion of the house, the transition where siding meets masonry gets its own flashing detail rather than a bead of caulk and a hope. And if a new roof is somewhere in your plans, tell us during the estimate so roof-to-wall flashing is sequenced once instead of twice.

Southeast Woodland changes the staging conversation. Development there since roughly 1990 produced large two-story homes with prominent garages on relatively small parcels, which means tighter access, more scaffolding, and more attention to how the siding meets window heads, garage returns and roofline transitions. We price that reality instead of ignoring it.

Siding Repair and Targeted Home Exterior Repairs

We do not push a full replacement when a targeted repair is the honest answer. If damage is isolated to one elevation, one run of trim or a few boards around a wall penetration, we will tell you that and quote the repair.

Our siding repair work covers single-elevation replacement, damaged trim and corner boards, repairs around vents, hose bibs, electrical penetrations and light fixtures, and matching existing siding profiles as closely as the available material allows. The goal is stopping water from getting behind the wall again, because a repair that looks fine but leaves the moisture path open is not a repair. Catching a soft board early is also the cheapest way to avoid further damage to sheathing and framing.

Woodland lists the replacement and repair of weather-damaged siding as permit-required work, so targeted repairs get handled on the books. Some contractors treat a repair as too small to bother with a permit. We would rather do it correctly and leave you with a clean record on the property.

Durable Siding Materials We Install: Vinyl Siding, Wood, Engineered Wood and More

We install several siding materials, and part of the free estimate is helping you shortlist the one that fits your home, your maintenance appetite and your budget.

  • James Hardie fiber cement siding: our flagship. Strong resistance to heat, moisture and pests, factory finish options, and a wide selection of profiles for both historic-style and contemporary elevations.
  • LP SmartSide engineered wood siding: the look and workability of wood with engineered treatment for durability, and lighter to handle on tall two-story elevations.
  • Vinyl siding: low maintenance and cost-effective, with no repainting cycle. Ask us about insulated vinyl siding if thermal performance is part of what you are after. Note that Woodland expressly names vinyl siding installation in its permit-required list, so this one always goes through the Building Division.
  • Classic wood siding: the right answer when profile matching on an older home matters more than eliminating maintenance. Expect a periodic paint or stain cycle.
  • Mobile home siding: replacement and repair sized and detailed for manufactured housing, which has different fastening and trim conditions than stick-built walls.

Multi-Family and Commercial Siding with a Dedicated Project Manager

We take on duplexes, fourplexes and small commercial buildings, not only single-family homes, and we have a Senior Multi Family Project Manager on staff who runs those projects. If you own rental properties and are looking at multiple projects across a few addresses, that is a conversation we have regularly.

Woodland’s east side has real multifamily stock. The Armfield and Lemen Avenue study area is predominantly one story and includes single-family homes, while the nearby Yolano and Donnelly areas contain mainly fourplexes and duplexes. Buildings like those bring different questions than a single house does: phasing so units stay occupied, tenant notice, shared walls and parking access for material staging. We handle those in the scope rather than discovering them on day one.

New Windows and Window Replacement Alongside Your Siding

We install and replace windows from Milgard, Andersen, Anlin, Alside, Amsco, Lindsay and Plygem, and the smartest time to do it is while your siding is off. Plenty of older Woodland houses still carry their original single-pane aluminum windows, and trading those old windows for energy efficient windows is one of the most noticeable changes you can make to how a room feels in August, with energy bills that reflect it.

Here is the practical reason to combine the work. Every window is a hole in a wall that has to shed water, and the flashing, sill pan and weather-barrier integration around that opening only work when they are installed as one continuous system. When the siding is already open, we detail every opening once, correctly, with the new window in place. Replace windows later, after new siding is on, and someone has to cut back into finished walls and reintegrate details that were sealed months earlier.

Pairing the two also gives you one crew, one schedule and one point of accountability for the exterior, along with a measurable gain in energy efficiency. Our window installation and replacement page covers the brands and options in more detail.

Fire-Resistant and Ignition-Resistant Siding Options

We install ignition-resistant siding built to meet Wildland-Urban Interface (WUI) building standards for Northern California property owners who want that level of protection. WUI simply refers to the standards that apply where development meets wildland vegetation, and the materials involved are fire-resistant rather than fireproof, which is a distinction that matters in California. Fiber cement products carry a Class A fire rating for surface burning, which is part of why they come up so often in this conversation.

We will not tell you your Woodland address requires WUI-compliant materials in order to sell you an upgrade. What we will do during the inspection is look at your parcel, your scope and what the city and county actually ask for, then give you a straight answer. If ignition-resistant siding is a requirement, we build it into the scope. If it is a preference, we price it as an option and let you decide. Either way, the protective materials we install are available in profiles and colors that keep the house looking like a home, not a bunker.

Why Woodland Homeowners Choose Pro Superior Construction

The credentials come before the promises. Here is what you can verify about us before you ever call:

  • Fully licensed and insured under CSLB License #986607
  • James Hardie Certified Installation Company, a credential granted by the manufacturer
  • Family owned, founded in 2013, with more than 10 years of experience
  • BBB accredited since 2019 with an A+ grade
  • Ranked in the top 2% of California licensed contractors, per BuildZoom
  • 4.8 out of 5, per Houzz, with a Houzz Award and a Houzz Badge
  • Hundreds of customers helped across the SF Bay Area, Sacramento and the majority of Northern California

Credentials tell you we are allowed to do the work. What follows tells you how we do it, and these are the parts a Woodland buyer can check against any other bid on the table.

We quote off the wall, not off a color chip. Our estimate starts with an inspection of the existing siding, the condition of the trim, the wall penetrations, the flashing at every opening and whatever we can learn about the sheathing and weather barrier behind the cladding. A number produced by measuring square footage and picking a product is a guess dressed up as a bid. Half the cost risk in a siding project lives behind the siding, and pretending otherwise is how homeowners end up with a change order they never saw coming.

We write a scope you can compare line for line. You should be able to lay our proposal next to another and see where they differ. Ours names the material and profile, the tear-off and disposal, the weather-resistive barrier, the flashing locations, the trim, the finish, the cleanup, and how concealed damage will be handled if we find it. When a competing bid from other contractors is cheaper, you deserve to know whether it is cheaper because of efficiency or because something got left out. That comparison is how you separate qualified siding contractors from the rest.

We know Woodland’s permit and historic-review requirements before we hand you a proposal. The city requires a permit for vinyl siding installation and for replacement or repair of weather-damaged siding, and separately for work that changes a building’s weather or moisture protection by disturbing the exterior finish. On top of that, changing exterior siding or other historic materials may require Woodland Planning review, and the city advises owners of potentially historic properties to contact Planning before finalizing plans or purchasing materials. A contractor who learns that after your order is delivered has created a problem that is now yours as much as theirs.

On price, our position is fairness rather than the lowest number. We are not a discount company and we will not pretend to be. We constantly adjust our pricing so it stays competitive, and we price the whole job honestly rather than writing a thin bid and rebuilding the margin through extras. Every siding project has variables: measured siding area, number of stories, material choice, trim complexity, removal and disposal, sheathing condition, the count of window and door openings, finish, permit requirements and site access. We price after seeing those, which is why you will not find dollar figures published on this page. What you will find is a free estimate that turns those variables into a fair price for your house, tied to quality siding and work you can inspect.

On speed, we are going to disappoint anyone shopping for the fastest crew. We pride ourselves on honest, quality work over quick turnarounds. Flashing detailed properly, clearances held to the manufacturer’s spec and a weather barrier lapped the right direction take the time they take. Our crews are detail oriented by habit, not by slogan. Our belief is simple: the job isn’t done until the customer is satisfied, and satisfaction is a different finish line than project completion. If your siding contractor’s main pitch is how quickly they can be off your property, that tells you what they are optimizing for.

We are family owned, and it shows in who answers. Building a relationship with our customer and making sure the work is done to an exceptional standard is our highest goal. That applies whether you are replacing one damaged elevation on a single-story ranch or recladding a fourplex. Small projects are not a nuisance to us. They are how most relationships with our clients start, and the finished project is what we would rather be judged on than any brochure.

Ready for a real number? Our free estimate is no-obligation and it is not a sales visit dressed up as an inspection. A contractor inspects your home and assesses exactly what it needs, then you get a written scope you can keep, compare and think about. Call (916) 474-4483 or send us the details through our estimate form.

How Your Woodland Siding Project Works, Step by Step

Five steps, from the first phone call to the final walkthrough. Each one says what we do and what you do, which is most of what makes a remodel a stress free experience instead of a guessing game.

Step 1: Initial consultation and on-site inspection

The initial consultation starts with the basics. You tell us the address, the project size and what is bothering you about the siding. We come out and measure. On site we record the siding area, the number of stories, trim complexity, the count and type of wall penetrations, and how a crew and materials will access the property.

We also check two things specific to Woodland addresses: whether the property may be considered historic, since changing exterior siding or other historic materials may require Planning review, and whether the parcel falls within the FEMA Special Flood Hazard Area that covers major portions of northern and eastern Woodland. Neither one automatically changes your project. Both are better known at the start than discovered later.

Step 2: Written scope and material selection

You get a written scope that names the material, the profile, the finish and every component of the wall assembly we are responsible for. This is the document you use to compare bids, and it covers the entire project rather than the visible half of it.

We help you shortlist materials against how you actually live in the house: how much maintenance you want, whether the elevation faces hard afternoon sun, how the finish should read against the roof and the street. You also get a named project contact for the entire process, so you always know who to call and are never routed to whoever picks up.

Step 3: Permit handling with the City of Woodland

Before work begins, we confirm what the City of Woodland Community Development Department’s Building Division requires for your specific scope, and we put permit responsibility in writing so there is no ambiguity about who files and who pays. The Building Division is at 300 First Street, and its current page lists the 2025 California Building and Residential Codes along with city amendments.

Plan review is its own clock and it is not ours to control. Woodland tells applicants to allow at least two to four weeks for initial review of residential remodel plans, depending on complexity. If your home may be historic, Planning contact happens at this stage, before materials are ordered, exactly as the city advises. We would rather build that step into the schedule than have you buy siding you cannot install.

Step 4: Tear-off and wall inspection

Once the old siding comes off, we document what is behind it: the sheathing condition, the existing flashing and the state of the weather-resistive barrier. You see what we see.

If we find concealed damage, it gets priced through an approved change order before anyone touches it. No surprise invoice at the end, no verbal “we had to do some extra work.” You approve the added scope in writing or you don’t, and we proceed accordingly. This is the single most common place a siding project goes wrong for a homeowner, and it is the easiest one to handle honestly.

Step 5: Installation, inspections, cleanup and walkthrough

We install the weather barrier, the flashing at every opening and transition, then the siding, trim and finish, following the manufacturer’s installation standards. City inspections are coordinated as your permit requires, and Woodland asks that inspection requests be made at least one day in advance, so we schedule around that rather than against it.

At the end, the site gets cleaned up, debris hauled away, and we walk the whole exterior with you. If something is not right, we fix it. That is what the satisfaction commitment actually means in practice, and it is usually the moment homeowners notice how much their home’s curb appeal changed.

Two things we will not do. We will not promise you a fixed number of working days before we have seen the wall, because the honest number depends on scope, access, permit timing and what is behind the siding. And we do not offer emergency service. Our hours are Monday through Friday, 9 AM to 7 PM, and that is when you will reach the people running your project.

Siding in Woodland: Neighborhoods, Permits and Climate We Plan Around

Woodland is not one siding market. The kind of house you own largely determines what a good siding project looks like, what it costs and how long the approval side takes.

Three kinds of Woodland house, three kinds of siding project

The historic core. Woodland’s historic core includes Victorian, Craftsman, Colonial Revival and Spanish Colonial residential architecture, concentrated near Main Street and First Street. On these homes, profile matching and trim preservation matter far more than getting a house reclad quickly. Bracket detail, frieze boards, window casings and porch trim are the reason the house looks the way it does, and stripping them for a uniform modern panel changes the property’s character permanently. Where old wood siding is still sound, our approach starts with what can be repaired and matched, and only then asks what needs replacing.

Later-20th-century subdivisions. Woodland’s later-20th-century subdivisions are characterized primarily by detached ranch homes, with larger estate-style properties on the west side. These are the most straightforward siding projects in the city: broad, accessible, single-story elevations with fewer transitions and easier staging. Planning documents use the Beamer Park area south of Keystone Avenue, from Pershing Avenue to Bliss Avenue, as an example of roughly 65-by-118-foot lots, and Redwood Drive in Gibson Park Unit 3 as an example of roughly 70-by-145-foot lots. Parcels that size usually give a crew room to set up, stage material and work a full elevation at once, which keeps the job efficient without cutting anything short.

Southeast Woodland and Spring Lake. Spring Lake sits in southeast Woodland, generally bounded by Gibson Road, County Road 102, County Road 25A and County Road 101, and was planned for approximately 4,000 homes. The broader southeast area has developed since roughly 1990 with large two-story homes and prominent garages on relatively small parcels. Two stories plus a tight side yard changes the job: more scaffolding, more careful sequencing, and real attention to how siding meets window heads, garage returns and roofline transitions. These are the projects where a bid that assumed ladder access and a single-story elevation falls apart in week one.

Historic review before you buy materials

If your home is in or near Downtown Woodland, check with Planning before you order anything. Changing exterior siding or other historic materials may require Woodland Planning review, and the city advises owners of potentially historic properties to contact Planning before finalizing plans or purchasing materials.

Downtown Woodland’s National Register Historic District covers approximately 370 acres and includes 135 buildings, of which 59 are classified as contributing. That is a meaningful portion of the older housing near the core, but age alone does not make a home historic. The address is what decides it, and the only way to know is to ask the city. The current fee schedule lists a $354 Historic District Review fee, which is a city charge, not a contractor charge.

We build this check into the estimate stage rather than treating it as your homework. It is one of the clearest differences between siding contractors who have worked in Woodland and those who have not.

Transparent Pricing: Why Woodland Permit Cost Depends on Project Valuation

Woodland’s 2026 to 2027 fee schedule bases building permit charges on project valuation rather than publishing a flat siding fee. There is no single number we could quote you online that would be accurate, and any contractor who gives you one without knowing your project value is guessing.

What we do instead is confirm the actual fee with the Building Division for your scope, then state in the written scope who files the permit and who carries that cost. Transparent pricing is mostly this: writing down the parts other bids leave vague. You should never reach the end of a siding project and discover that the permit was someone else’s assumption.

Climate and site conditions we schedule around

Woodland’s weather shapes the calendar more than the material list. The city shares Sacramento’s climate pattern of hot, dry summers and cool rainy winters, with approximately 18.5 inches of average annual rainfall and a July average maximum temperature around 96.2 degrees.

Two practical consequences. First, rain arrives concentrated in the cool months, so a tear-off in that window has to be sequenced and protected, with the weather-resistive barrier and flashing going on before the next storm rather than after. Open sheathing and a forecast do not mix. Second, summer heat waves are planned around for the crew and for the material, because rushing installation in triple-digit conditions is how clearances get missed and finishes get compromised. Those same long, hot stretches are why tight window openings and a properly detailed wall show up in your summer cooling costs.

Site conditions matter too. Major portions of northern and eastern Woodland are in a FEMA-designated Special Flood Hazard Area. Ordinary siding replacement often does not trigger additional flood-related requirements, but whether it applies depends on the parcel and the scope, so we confirm rather than assume. On any home, cracked joints, separated trim or distorted panels get inspected for their actual cause before we write a scope, since siding is sometimes the symptom rather than the problem.

Where our crews come from

Our team is based in Rocklin and runs Woodland projects regularly, driving the corridor west toward Sacramento and then north to Woodland, which sits roughly 20 miles northwest of Sacramento at I-5 and State Route 113. These are the same crews that work on Sacramento homes week to week. We say that plainly because a fake local address is the first thing that should make you distrust a contractor. What matters is whether the crew shows up, knows the city’s requirements and finishes the work to standard. Ours do, and we are happy to be judged on it.

Frequently Asked Questions

Do I need a permit to replace siding in Woodland?

Yes. Woodland expressly lists vinyl siding installation and the replacement or repair of weather-damaged siding as permit-required work, and permits are issued by the City of Woodland Community Development Department’s Building Division at 300 First Street.

There is a second trigger worth knowing. The city also requires a permit when work changes a building’s weather or moisture protection by disturbing the exterior finish, which describes almost any siding removal. We confirm the requirement for your specific scope and state permit responsibility in writing before work starts.
